Siding on the water in Whatcom County works harder than siding almost anywhere else in the state. Between salt-laden air off Semiahmoo Bay, driving winter rain, and a moss season that can stretch from October well into spring, your home's exterior is under near-constant pressure. Most homeowners don't think about their siding until something looks obviously wrong — but by the time damage is visible from the curb, it's often been developing behind the surface for months or years. Knowing what to look for early can save you from a much bigger repair bill down the road.

Why Semiahmoo's Climate Is Tough on Siding

This isn't a generic "siding wears out eventually" problem. Homes here face a specific combination of stressors. Salt air accelerates corrosion of fasteners and metal trim, and it can degrade certain paints and coatings faster than inland areas ever see. Driving rain, pushed sideways by wind off the water, finds its way into laps, seams, and butt joints that would stay dry in a calmer climate. And the long, damp moss season means organic growth has months to take hold on north-facing walls and anywhere sunlight doesn't reach. None of this means siding is doomed — it means the material and the installation both need to be matched to the environment.

Visual Signs Worth Investigating

  • Warping or buckling panels: Siding that looks wavy or no longer lies flat against the wall is usually telling you there's moisture trapped behind it, or that the material itself has absorbed water and lost its shape.
  • Cracking or splitting: Small hairline cracks let water in behind the surface. Once water gets behind siding, it can travel and cause damage far from where the crack actually is.
  • Peeling or bubbling paint: Paint that's failing faster than it should, especially in patches rather than evenly across a wall, often points to moisture pushing out from underneath rather than simple UV wear.
  • Soft or spongy spots: If you can press a finger into a section of siding or trim and feel give, that's a strong sign of rot or water-saturated material underneath.
  • Persistent moss, algae, or mildew staining: Some surface growth is normal in this climate and can be cleaned. But growth that keeps returning quickly, or that concentrates in the same spots season after season, usually means that area stays wet longer than it should.
  • Visible gaps at seams, corners, or trim: Caulk lines that have opened up or panels that have pulled away slightly are entry points for wind-driven rain.

Signs You Might Miss From the Ground

Some of the most important warning signs aren't visible from the driveway. Musty odors inside near exterior walls, interior paint or wallpaper that's bubbling, unexplained increases in heating bills, or drywall that feels soft near window and door trim can all trace back to siding that's no longer doing its job. If you notice any of these, it's worth having the exterior looked at even if the siding itself still looks fine from a distance.

Material Matters as Much as Maintenance

How a siding material responds to this climate depends a lot on what it's made of. Wood-based products can be prone to swelling, splitting, and rot if moisture gets past the finish, especially in a climate that doesn't give surfaces much time to fully dry out between rain events. Vinyl can hold up reasonably well against moisture itself, but it's more vulnerable to becoming brittle and cracking over time, and it has real limits in wind and impact resistance. Engineered wood products vary widely in how well they resist moisture intrusion at cut edges and seams — a detail that matters enormously in a climate where those edges are frequently wet.

This is a big part of why we standardized on James Hardie fiber cement siding for the homes we work on. It's non-combustible, it's engineered specifically for wet, marine-influenced climates through Hardie's HZ product lines, and its factory-applied ColorPlus finish is designed to hold color and resist moisture damage far longer than field-applied paint. None of that eliminates the need for proper flashing, sealing, and maintenance — but it gives a home a real head start against the conditions we see out here on the water.

What to Do If You Spot These Signs

What You NoticeWhat It Usually Means
Isolated soft spot or crackLocalized repair may be possible if caught early
Warping across multiple panelsLikely moisture intrusion behind the siding — needs inspection
Recurring moss/algae in the same areaThat section stays wet too long — check drainage and flashing
Interior signs (odors, soft drywall)Moisture has likely been present for some time — don't wait

Not every sign means the whole house needs new siding. Sometimes it's a flashing detail, a caulk joint, or a single damaged section. But siding problems in this climate rarely fix themselves, and small issues left alone tend to spread once water finds a path behind the wall.
